Watford Interchange

Valore Real Estate advised DTZ Investors on the acquisition of Watford Interchange Industrial Estate, Watford, from former owners, AXA Real Estate for £7.49m. Watford Interchange consists of 4 large industrial units let to Siemens, RS Components, BDG and Hancocks. The acquisition reflected a Net Initial Yield (NIY) of 5.61% and was subject to a competitive bidding process, highlighting the weight of institutional money pursuing direct real estate exposure, in particular, South East Industrial Estates.

The purchase ended an acquisitive year for DTZ Investors, who completed a multitude of transactions totaling in excess of £650m in 2014.
